Barnstable
Barnstable covers more ground than any other town on the Cape, and the range is wide: village properties where the detail has to match a house older than the country, and newer subdivisions where the whole yard is a blank sheet. We spec material to the house, not to a catalogue.
Cape Cod sits on glacial outwash — sand and gravel that drains well and carries load poorly. On every job here the base does the work: excavate to subgrade, build in lifts, compact each one. Skip that and the surface tells on you within two winters.

Before the first machine
Old King's Highway. The district takes in the north side of town — Barnstable Village, West Barnstable and Cummaquid, above Route 6. It reviews exterior work visible from a public way — and stone walls and fences are named in it, not just houses. So a wall or a front walkway there needs a Certificate of Appropriateness, which means a public hearing before anything gets built. That filing is ours to handle; it is the part homeowners are usually surprised by, and it is the part that decides your start date.
Wetlands. If any part of the work falls within 100 feet of a wetland — or 200 feet of a perennial stream — it goes to the Conservation Commission before it goes anywhere else: site plan, public hearing, and an Order of Conditions in hand before a machine moves. Patios, retaining walls and drainage changes are all on that list. Around the Great Marsh on the bay side the line catches more properties than owners expect, so we check it at the estimate rather than after.
Everything above is ours to handle. What we need from you is the go-ahead early enough that the hearing calendar is not the thing holding up your build.
